Requires technical expertise in several trades for the maintenance, preventive maintenance, repair, and operation of the College facilities. The facility consists of: over 1,000,000 sq. ft. of building space; an Olympic -size aquatic facility (Closed); all associated piping, valves, controls, etc.; all associated electrical switch-gear and electrical distribution systems; all associated heating, air conditioning, and ventilation systems; and the facility structure and roofing systems.</p></p><strong>Reports To:</strong><p>Building Maintenance and Operations Manager</p><strong>What position(s) reports to this position?:</strong><p><p>None</p></p><strong>Minimum Education/Experience:</strong><p><p>Experience in the maintenance and operation of buildings and building systems in at least three of the four following trades: electrical; mechanical; construction; and heating/air conditioning/ventilation systems.</p><p>Understanding of basic systems theory and operation, including: electrical, mechanical, construction, plumbing, and heating/air conditioning/ventilation systems.</p></p><strong>Required Knowledge, Skills & Abilities:</strong><p><p>Basic knowledge of Microsoft Windows computer operating systems.</p><p>Basic knowledge of Trane Tracer Summit energy management system (or other comparable energy management systems).</p><p>Basic knowledge of MRO Maximo facilities management system (or other comparable Computerized Maintenance Management Systems).</p><p>Ability to operate a forklift.</p><p>Ability to add, subtract, multiply, and divide.</p><p>Ability to lift weights up to 70 pounds and perform strenuous work requiring lifting, pushing, pulling, bending, stooping, and climbing.</p><p>Positive oral and written communication skills.</p><p>Public relations skills to deal with and coordinate efforts between departments and/or outside contractors.</p><p>Ability to read and understand direction, equipment instructions, operating manuals and College procedures.</p><p>Ability to write legibly and type accurately.</p><p>Ability to perform complex filing functions.</p><p>Access to a residential telephone.</p><p>Ability if needed to work irregular hours.</p><p>Positive human relation and communication skills.</p><p>Ability to work independently.</p></p><strong>Physical Demands/Working Conditions:</strong><p><p>1. GENERAL PHYSICAL REQUIREMENTS:<br />Heavy work: This position requires the person to occasionally exert up to 100 pounds of force and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.</p><p>2. PHYSICAL ACTIVITIES:<br />This position requires the person to frequently move about the various campuses.</p><p>This position requires the person to frequently communicate with and listen to Facilities Management staff to perform the essential functions of the position. Must be able to exchange accurate information in various situations.</p><p>This position requires the person to frequently remain in a standing and stationary position.</p><p>This position requires the person to frequently operate equipment that frequently involves repetitive motions of hands and wrists.</p><p>This position requires the person to occasionally ascend/descend a ladder, scaffolding, etc. to perform the essential functions of the position.</p><p>This position requires the person to frequently position self to move, lift, push, pull, work on, or operate equipment.</p><p>3. VISUAL ACUITY:<br />This position requires the person to judge, observe and assess the accuracy, neatness, thoroughness of work assigned or to make general observations.</p><p>4. WORKING CONDITIONS<br />This position's essential functions are performed both indoors and outdoors. Rotate with the Building Maintenance and Operations personnel in their normal on-call schedule.</p><p>Install, operate, adjust, calibrate, and repair pneumatic control systems including air compressor and refrigerated air dryer units. Operate, repair, adjust, and maintain heating, ventilation, air conditioning, and refrigeration systems to include electrical trouble shooting, electric motor replacement, compressor change out, and refrigerant leaks. Cut, thread, solder, braze, and glue iron, copper, and plastic piping systems for repair of existing systems of new installations.</p><p>Perform a wide variety of electrical repairs and installations, including: secondary systems; lamp and ballast replacements; maintenance of exterior and interior lighting systems; communications systems; motors; and clock systems.</p><p>Perform a variety of carpentry type work, including; cabinet and furniture repair; repairs to doors; hardware, locks, and closures; masonry and drywall repair; puttying; roofing and sheet metal work; tuck pointing and sealing; flooring repair and installation; and sand blasting.</p><p>Cut, thread, bend, and install rigid, thin wall, and plastic conduit systems; pull wire and make up electrical connections.</p><p>Build partition walls utilizing metal studs sheetrock, insulation, tape and bedding joints, and various concrete anchoring devices. Install/repair suspended ceiling systems.</p><p>Perform a variety of paint related work, including: interior and exterior painting; caulking; and carpet repair.</p><p>Erect and utilize specialized ladders, rigging, scaffolding, and lift systems.</p><p>Operate specialized equipment such as, but not limited to: drill presses; threading machines; grinding machines; welders; saws of all types; shears; drills; spray rigs; and other related equipment in order to complete necessary repairs.</p><p>Perform a variety of plumbing and piping system related work, including: pump replacement and repair; repair of existing piping systems and associated valves and components; installation of new piping systems; cutting, threading, soldering, brazing, and gluing of iron, copper, and plastic piping systems.</p><p>Perform preventive maintenance on all mechanical/electrical equipment, utilizing equipment manuals and established procedures, to include: belt replacement/adjustment; filter replacement; electrical components; and lubrication of bearings and maintenance of fluid levels.</p><p>Perform a variety of remodeling work.</p><p>Marginal Functions</p><p>Perform other duties within the Physical Plant in support of departmental goals.</p><p>Assist in the testing, analysis, and chemical treatment of closed loop heating and cooling water systems, as well as water towers.</p><p>Maintain the College decorative fountains in proper operating condition and chemically treat as necessary.</p><p>Assist as required and/or directed with snow plowing, and snow and ice removal.</p><p>Move furniture, materials, and equipment, as necessary.</p><p>Drive College-owned vehicles, as required for performance of assigned duties.</p><p>Perform other related work as required.</p></p><strong>Job Duties (Safety / Policy & Procedures):</strong><p><p>Abide by the policies and procedures published in the Board of Regents Policies and College Policies &amp; Procedures (http://www.occc.edu/policy/)</p><p>Contributing to a safe educational &amp; working environment is the responsibility of all College employees and is accomplished when employees:</p><p>- Adhere to established safety and health procedures and practices for the purpose of providing injury and illness prevention for self and others.</p><p>- Complete quarterly health and safety training pursuant to OCCC's established safety and health procedures and practices.</p><p>- Participate in all applicable OCCC emergency, evacuation and shelter in place drills and be prepared to take action and assist others in taking appropriate action should a health or safety emergency occur.</p></p>
