Description

Turner & Townsend's Commercial Real Estate Development Team seeks a Master Planning Project Controls Manager under leadership of the Project Controls Associate Director, to manage project controls during the Master Planning of real estate development projects for internal and external parties.

The role requires a smart, motivated, change agent with the ability to influence stakeholders, build consultative & collaborative partnerships necessary to implement project controls procedures related to mission critical construction and renovation projects throughout the US for our high-profile tech client.

The successful candidate will be working closely with development teams to implement Project Controls processes & systems to support the pre-conceptual design phases on commercial real estate projects. This includes liaising with various consultants on framework plan development, design guidelines, land use planning, community engagement planning, and other key elements required to obtain entitlements for the projects, while ensuring compliance to controls procedures to support successful project delivery.

Responsibilities:

  • Lead the cost management responsibilities on real estate Master Planning related scopes, including budget tracking, variance analysis, contingency management, cash flow management and forecasting.
  • Prepare & disseminate monthly reports on cost performance, trends, forecasts and cost savings.
  • Review consultant proposals, compile cost assessments & provide recommendations based on benchmarking analysis, support contract negotiations.
  • Maintain benchmarking & rate libraries to inform budget development & baseline establishment.
  • Provide support on contract administration by ensuring timely execution of contracts, tracking supplier delivery plans, ensuring compliance to contractual terms & conditions.
  • Track and review change orders with project teams; provide cost impact assessments.
  • Provide input into budget definitions & forecasts to support Client's capital planning process.
  • Lead project teams through the stage gate approval process for budget approval & funding release, liaising with key stakeholders from Finance & Executive Leadership.
  • Drive compliance to controls processes, especially with new vendors and partners; ensure appropriate governance on projects.
  • Provide support to Client's Executive Leadership with ad-hoc cost performance studies, labor rates assessments, market analysis, etc.
  • Other Project Controls related functions as directed by the Project Controls Leadership.


Qualifications

  • Relevant construction experience working in a Project Controls role on large sized, complex construction projects.
  • Relatable experience working on real estate development and/or urban planning projects.
  • Undergraduate or graduate degree in engineering, construction, or quantitative field.
  • Advanced proficiency with spreadsheets, report writing and presentations (Google Suite preferred).
  • Experience working in project management information systems.
  • Excellent verbal and written communication skills, especially regarding reports & presentations.
  • Team player with demonstrated professional & interpersonal skills interfacing with all levels of the organization, clients & vendors.
  • Self-Motivated & proactive with demonstrated ability to multitask.
  • Detail-oriented & action-oriented with excellent organization skills.
  • Ability to work under pressure, meet deadlines and quickly pivot in response to evolving priorities.
