Real Estate Acquisitions Analyst

Reports to: MD, Investments and Acquisitions

Overview
The Acquisitions Analyst is responsible for preparing and maintaining financial analyses and research to support the Acquisitions Team. This position requires a keen awareness of the real estate market and understanding of real estate and financial fundamentals.


Essential Duties

  • Prepare and maintain valuations and model cash flows for Industrial, Multifamily, Retail, and Office investment opportunities using Excel and ARGUS.
  • Perform IRR, cash-on-cash, NPV, ROI, discounted cash flow, waterfall projections, and other financial analyses with minimal oversight.
  • Provide market research on proposed properties, rent & comparable sales analysis, and other macro and micro market drivers for potential acquisitions using CoStar, ESRI Business Analyst, and other reliable sources. Based on the analysis, put together recommendations for financial projections including rental rates, fees, capital improvements, operating expenses, and anticipated yields.
  • Assemble Executive Summaries for potential acquisitions to be presented to the Acquisitions Committee. Help construct an argument regarding a decision to invest or not invest. Be able to communicate that argument efficiently in written materials. Provide information to other teammates that will be included in investment related materials for existing/prospective investors, lenders and other third parties.
  • Complete financial due diligence including the review of rent rolls, leases, property service agreements, and historic financials, and clearly summarize findings and concerns/issues. Discern how the property compares to the market and clearly explain the difference in investment opportunities relative to the marketplace.
  • Provide support to Acquisitions Team by performing quantitative and qualitative analysis on demographic, markets, and investment trends.
  • Prepare and update financial models in ARGUS and Excel to assist Asset Managers with annual and long-range financial planning. Leasing assumptions are set collaboratively with the Asset Manager.
  • Coordinate receiving the underwriting materials to perform the analysis with the brokers, sellers, and internal team.
  • Research trends and identify market opportunities/risks within both current and potential expansion markets.
  • Assists with tracking active deals in the market and helping to create a database of sales comps.
  • Participates in the due diligence process for asset acquisition.
  • Coordinate and work as a team with the other analysts.
  • Constantly track market activity to identify new target markets and opportunities and perform comprehensive industry and market research.
  • Coordinate as necessary with construction, design and management and accounting teams.


Required Qualifications

  • Must have strong analytical and financial modeling skills using Excel and ARGUS Enterprise.
  • Willingness to develop skills with ESRI Business Analyst, CoStar, and Yardi.
  • Excellent organizational skills and attention to detail. Must be able to manage multiple assignments simultaneously.
  • Ability to develop a rapport with colleagues, consultants, and stakeholders from a variety of professional backgrounds, including property management, finance, brokerage, and real estate appraisal.

Knowledge, Skills, and Abilities

  • Excellent written and verbal communication skills. Strong organizational skills and attention to detail. Ability to effectively present information.
  • Requires advanced knowledge of real estate fundamentals and financial terms, principles, modeling, and returns.
  • Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

Professional Experience
3+ years of professional experience, preferably in real estate analysis, valuation, or related activities.

Education
A Bachelor's degree in Real Estate, Finance, or related field is required. The position also requires the ability to communicate effectively in English and the ability to perform advanced business mathematical functions.
